Aberdeen International Business Park

Aker ASA, the Norwegian investment company, has joined with Abstract to develop a 1 million sq ft business park on one of the most prominent sites in Aberdeen.

The 40-acre site, which Aker has acquired, is adjacent to Aberdeen International Airport and will benefit from the development of the Aberdeen Western Periphery Route (AWPR) upon which enabling work has now started.  Aberdeen International Business Park is strategically located on the principal link road between the Airport and the AWPR/A96 and will provide unrivalled prominence, connectivity and standards of office accommodation for the international business community in Aberdeen.

The site is being developed as a masterplanned business park and will accommodate around 1 million sq ft of office facilities in a well-landscaped and fully serviced environment.

The first phase of the development totalling 335,000 sq ft and comprising 3 interlinked buildings with supporting infrastructure and parking for approximately 1,200 cars will be occupied by global oil services company, Aker Solutions, from completion in February 2015.  The buildings are designed to accommodate around 2,400 employees and besides a variety of catering options, the first phase also includes a gym, a sports hall, 2 squash courts, a medical facility, a nursery/crèche and a shop.  The buildings are designed to achieve BREEAM Excellent 2011 – EPC ‘B’ and will offer the highest specification of any offices in the Aberdeen market.

Now that this letting is concluded, Abstract will be looking to bring forward the next phases of the Business Park at an early stage.  Plans are currently under development for the next office building as well as the hotel.  Buildings from 50,000 sq ft upwards can be accommodated on the Park.

Abstract will handle all aspects of the development and will also establish and run a full facilities management operation for the Business Park.
